Janus Henderson to Market Forum Investment Group Interval Fund

Janus Henderson Investors has entered a partnership with Forum Investment Group to market its Forum Real Estate Income Fund, a real estate private credit and debt-focused interval fund.

A sub-adviser on the fund since inception in 2019, two members of the Janus Henderson investments team sit on the fund’s investment committee, John P. Kerschner, CFA, head of securitized products, and Jason Brooks, portfolio manager.

“The agreement to now have Janus Henderson market the fund is a testament to the distribution and client service strength of the firm and the North America client group. The partnership will provide access to differentiated products like real estate private credit and debt to Janus Henderson clients in an investor-friendly structure,” said Michael Schweitzer, head of the North America client group.

The fund targets high income with relatively low volatility by providing access to institutional real estate debt investments not typically available to individual investors.

“We believe it is a compelling time to invest in the fund’s strategy because of our ability to shift allocations between private real estate credit and institutional [commercial mortgage-backed securities], with compelling yield and total return opportunities not typically available in traditional fixed income. We are proud of our track record and expertise in sourcing and properly evaluating high quality, hard-to-replicate real estate debt investments,” said Pat Brophy, portfolio manager of the fund.

According to Forum, the fund benefits from the strength of two of the industry’s experienced investment advisers to source, evaluate, and monitor the fund’s institutional quality real estate investments. Forum Capital Advisors, a subsidiary of Forum Investment Group, is a Denver-based investment management firm registered with the U.S. Securities and Exchange Commission; it serves as investment adviser to the ’40 Act interval fund.

“We are excited to expand our relationship with the Janus Henderson team beyond the sub-adviser relationship to now include a marketing services partnership on the fund,” said Lee Beck, managing partner and head of investment management at Forum Investment Group.
