Four Springs Delivers 178% Total Return to Investors in Texas Industrial DST

Four Springs Ten31 Xchange, a sponsor of 1031 exchanges and replacement property solutions, announced the successful sale of ownership in its FSC MRC Odessa TX, DST, a $5.7 million private placement program launched in October 2022.

The company stated that investors in the DST realized a 178% total return on their investment. The company also reported that for all of its full-cycle DST programs, the average total return is 158%, with an average annual rate of return of 7.2%.

“Our industrial DST portfolio has been a cornerstone of our investment strategy, and we are proud to announce the successful disposition of the MRC Texas DST,” said Jared Morgan, Four Springs’ head of acquisitions. “This transaction demonstrates our expertise in identifying and capitalizing on attractive net-leased opportunities in the industrial sector. We remain committed to delivering strong returns and enhancing value for our investors.”

Four Springs also revealed that, as of February 2024, the syndicated value of the industrial portion of their DST portfolio totals $588 million, encompassing 35 properties with an average size of 369,000 square feet each. The average rent of their industrial portfolio stands at $6.65 per square foot, which is below current market rents.
