Four Springs TEN31 Xchange LLC, a sponsor of Delaware statutory trust programs, announced the completion of the syndication of FSC Industrial 10 DST.

The company says the $32 million all-cash offering comprises a two-property portfolio of industrial assets net leased to investment-grade tenants. The first property, located in California, is leased to a subsidiary of Compass Group PLC, providing laundry and linen management services to the healthcare and hospitality sectors.

The second property, situated in Connecticut, is leased to Leggett & Platt Aerospace, a global supplier and manufacturer of engineered commercial and military aerospace components.

“We are pleased with the efficient completion of this offering despite a volatile market. We extend our sincerest gratitude to our partners, broker-dealers, RIAs, and registered representatives for their unwavering support,” said William Dioguardi, chairman.

The company also revealed that FSC Industrial Portfolio 27 DST, a $150 million offering featuring 22 industrial properties, raised $48 million during the third and fourth quarters of 2023. The portfolio is 100% net leased on a long-term basis to 14 investment-grade and other creditworthy tenants and is financed by a portfolio mortgage loan originated by Deutsche Bank.

Jared Morgan, a senior vice president and head of acquisitions for Four Springs, stated, “With our long track record of successfully providing high quality net lease DST offerings to the 1031 exchange market, we are looking forward to completing FSC Industrial Portfolio 27 DST and launching a series of institutional-quality DST offerings in 2024.”
