American Healthcare REIT Declares Net Asset Value Per Share
The board of American Healthcare REIT Inc., a non-traded real estate investment trust formerly known as Griffin-American Healthcare REIT IV Inc., has declared a net asset value per share for its Class T and Class I common stock.
The board of American Healthcare REIT Inc., a non-traded real estate investment trust formerly known as Griffin-American Healthcare REIT IV Inc., has declared a net asset value per share of $9.29 for its Class T and Class I common stock, as of December 31, 2021.
The previous NAV per share was $9.22 as of September 30, 2020.
The NAV per share is based on the estimated value of the company’s assets, less the estimated value of its liabilities, divided by the number of shares of Class T and Class I common stock outstanding on a fully diluted basis, calculated as of December 31, 2021. Robert A. Stanger & Co., an independent third-party firm, assisted with the valuation process.
In October 2021, American Healthcare REIT completed its merger with affiliated REIT, Griffin-American Healthcare REIT III Inc. In conjunction with the merger, the REIT became self-managed following the acquisition of American Healthcare Investors, the co-sponsor of both REITs.
As of December 31, 2021, American Healthcare REIT’s properties had an estimated value of $2.84 billion, while its 72.9 percent joint venture interest in Trilogy was valued at $828.2 million. The REIT debt investment was valued at $84.2 million and its management company at $135 million.
Cash and other assets were valued $68.4 million, debt liabilities were valued at ($1.31 billion), and other liabilities totaled ($58.5 million). The REIT’s estimated net asset value was nearly $2.58 billion, and it had 277 million shares outstanding.
American Healthcare REIT’s 19 million-square-foot portfolio of healthcare real estate is comprised of 312 medical office buildings, senior housing communities, skilled nursing facilities and other real estate-related investments across 36 states and the United Kingdom.
