Madison 1031 Exchange Launches $77 Million DST Offering

Madison 1031 Exchange LLC, a Delaware statutory trust sponsor and an affiliate of Madison Capital Group LLC, has launched Madison Ridge DST, a Regulation D, Rule 506(c) offering for accredited investors. Madison Ridge intends to raise nearly $77 million with a minimum investment requirement of $25,000.

Completed in 2023, Madison Ridge is a Class A multifamily asset located in the Charlotte, N.C., metropolitan area. The property features 240 units, including one-, two-, and three-bedroom floorplans and a range of community amenities. Madison Capital Group subsidiary Madison Communities manages the asset.

We remain very active in our backyard of Charlotte with over $350 million of assets in the Charlotte region across all our different verticals,” said Ryan Hanks, chief executive officer of Madison Capital Group. “The population and employment growth have been impressive. Madison Ridge is located near several large employment nodes, notably Ft. Mill and Ballantyne, giving residents easy access to some of Charlotte’s largest job centers.”

As previously reported by The DI Wire, Madison Communities is simultaneously developing a 320-unit multifamily apartment community in the Lower South End neighborhood in Charlotte. The development is tied to MCG South End Investors LLC, a $25 million private placement launched in September 2023.

The Madison Ridge offering is debt free.
