Four Springs TEN31 Xchange Launches $157 Million DST Offering 100% Leased to Ford

Four Springs TEN31 Xchange, i.e., FSXchange, a sponsor of Delaware statutory trusts in industrial and healthcare 1031 real estate exchanges today announced the launch of FSC Industrial 32, DST, a $157 million offering available to accredited investors.

The DST opportunity features an industrial facility fully leased to Ford Motor Company in the Detroit area.

The facility, located at 14741 Laplaisance Road in Monroe, Mich., is a newly constructed 1.1 million-square-foot industrial distribution center that plays a key role in Ford’s national supply chain. Built to Ford’s specifications and completed in the first quarter of 2024, the facility is under a triple net lease with Ford and includes annual rent escalations and five additional five-year renewal options.

Last month, FSXchange fully subscribed its $150.5 million FSC Industrial Portfolio 27, DST. The offering included an equity raise of $78.3 million and 1031 debt replacement of $72.2 million and consisted of 22 industrial properties totaling 1.3 million rentable square feet. It was leased in entirety to 14 investment-grade, e.g., Columbia Gass, New York State Electric & Gas, and other tenants across 13 states.

Since 2014, Four Springs has sponsored 30 DST programs totaling more than $1 billion and syndicated approximately $500 million of equity. In March 2024, it announced the sale of ownership in its FSC MRC Odessa TX, DST, a $5.7 million private placement program launched in October 2022. The company stated that investors in the DST realized a 178% total return on their investment.

Founded in 2014, Four Springs TEN31 Xchange is a Delaware statutory trust sponsor focused on net-leased, single-tenant commercial properties within the industrial and medical sectors.
