Empire Group of Companies, a commercial developer and sponsor of a series of private placement funds, has secured a $62.4 million loan and commenced construction on its first Texas community, Village at Hutto Station, a build-to-rent development.

The construction financing was provided by Arbor Realty SR Inc. The project is Empire Group’s fifth single-family build-to-rent project financed in partnership with Arbor. The general contractor for the project is Austin-based Legacy MCS and the build is anticipated to take two years to complete.

“Empire is one of the industry leaders in the build-to-rent space and the Village at Hutto Station brings our visionary product to Texas,” said Bryan J. Freel, managing director of development for Empire Group. “The expansion of the Village brand into Hutto will provide needed housing with beautiful homes for the rapidly expanding north Austin area.”

Empire Group says the new development will consist of 276 units on 30.6 acres and will offer one-, two- and three-bedroom rental homes with floor plans from 680 to 1,300 square feet. The homes will feature private backyards and smart home technology packages. Renters will also have access to a pool and jacuzzi, barbecue and fire pits, a fitness center, clubhouse, walking paths and a dog park. In addition, the development will be in close proximity to the Hutto Mega TechCenter and new Samsung Semiconductor plant.

Bordering the northwest side of the Village at Hutto Station is the first phase of the new Williams County “Southeast Loop,” which is close to completion. Once open, the company says it will facilitate traffic for communities along highway 130 to and from both the new Samsung Semiconductor plant and the Hutto Mega TechCenter industrial park to the northeast.

Headquartered in Scottsdale, Arizona, the Empire Group of Companies is a commercial developer in the Southwest. The firm is focused on the single-family build-to-rent space with more than 5,000 units in various stages of pre-development, development, lease-up and completion.
