Walton Global Launches 51 Million DST Offering in Delawares Kent County

Walton Global, a real estate investment and land asset management company and sponsor of private placement investments, has launched Delaware Growth 1 DST, a Delaware statutory trust focused on land-based investments. Known as Indian Point, the offering in Felton, Del., includes 128 acres of land zoned for residential development and seeks to raise approximately $5.1 million from accredited investors.

Upon completion, the Kent County site is estimated to support approximately 270 homesites to accommodate the region’s continued demand.

Indian Point’s convenient location provides residents the opportunity to enjoy outdoor activities at one of the many surrounding beaches, golf clubs, water parks, and other outdoor areas. The beautiful beaches along Delaware Bay offer everything from fishing and bird watching to food and other festivities.

Initially introduced in March 2023, Walton said its approach to DST offerings emphasizes all-equity potential growth opportunities, aiming for potentially higher investor returns compared to traditional DSTs. This strategy includes avoiding artificially extended hold periods due to the repayment restrictions common in conventional financing.

The Delaware Growth 1 DST has an exit strategy planned for 3 years to 5 years. Walton said this provides financial professionals with new opportunities to diversify their clients’ portfolios with a focus on growth.

Indian Point is situated just a 25-minute drive from Dover, a 40-minute drive from Lewes and less than a two-hour drive from Washington D.C., and Baltimore. Wilmington’s railway system also provides convenient public transportation to many surrounding major metropolitan areas including the aforementioned and Philadelphia. Other nearby attractions include the Delaware Turf Sports Complex, Killen’s Pond State Park, Dover Air Force Base, Dover Motor Speedway, and Delaware State University.

Walton maintains a pipeline of DST properties situated within paths of population and employment growth across the country, holding the properties as contemplated by 1031 tax regulations and marketing the properties after the hold period ends to its network of homebuilders across the United States. Other Walton DST offerings launched this year and available to accredited investors include May’s Texas Growth 1 DST, seeking $4.7 million, and February’s North Carolina Growth 1 DST offering, which seeks to raise up to $2.4 million.
