ExchangeRight Affiliate Telos Capital Takes Industrial Fund Full Cycle
Telos Capital takes TCF12 Columbus Industrial LLC investment fund full cycle on behalf of its investors.
Telos Capital, a private equity real estate investment company and affiliate of alternative investment sponsor ExchangeRight, has brought its TCF12 Columbus Industrial LLC investment fund full cycle on behalf of its investors.
According to a filing with the Securities and Exchange Commission, TCF12 Columbus Industrial LLC launched in April 2017 and raised $7 million from investors. The fund invested in a cross-docked bulk warehouse property located in Columbus, Ohio that spans more than 1 million square feet. The purchase and sale price were not disclosed by the company.
Telos said that the investment generated total returns of approximately 181 percent of originally invested equity and a net investor annual internal rate of return of 21.1 percent annualized, which it claims is 37 percent higher than its original base-case projections.
“The industrial asset was acquired by Telos to generate stable monthly cash flow to investors and value-add upside potential due to the low basis and potential to strengthen the property’s tenancy,” the company said in a statement. “The property was leased to Costco during the COVID crisis, lengthening the lease term and improving the credit of the tenant to A+ (long-term), as rated by Standard & Poor’s.”
