Debt Investments Continue to Drive Forum Real Estate Income Fund’s Performance

Forum Investment Group announced the 2024 performance of Forum Real Estate Income Fund, delivering a 13.36% and 13.26% annualized net return for the Founders share, or F share class, and I share class, respectively.
The real estate private credit and debt-focused interval fund, which launched in 2019, targets high-income, low-volatility institutional real estate debt investments typically unavailable to individual investors. Janus Henderson Investors entered a partnership to market the fund in April of last year.
The fund’s $192.5 million net assets under management are diversified across private credit and institutional CMBS markets, seeking to deliver competitive returns and growth.
“Our team’s expertise and diversified strategy drove solid risk-adjusted returns in 2024,” said Pat Brophy, portfolio manager. “[The fund’s] flexibility to pivot with market conditions positions us well for 2025.”
Forum Capital Advisors, a subsidiary of Forum Investment Group, is a Denver-based investment management firm registered serves as investment adviser to the ’40 Act interval fund.
For the year ended Dec. 31, 2024, both Class F and Class I shares – distributed by Foreside Fund Services LLC – had a net asset value per share of $9.62, compared to $9.36 the previous year, a nearly 2.78% increase.
The fund’s Class K and Class M shares were not available for purchase prior to July 17, 2024, and Oct. 19, 2024, respectively, and thus did not have a recent NAV to report.
Since the fund’s launch, Forum Investment Group said the fund has steadily grown, offering a 9.82% total dividend yield for the F share class in 2024 and distributing $0.2805 per share in Q4. For the same time period, the fund’s I share class offered a 9.73% total dividend yield and distributed $0.2782 per share.
