Walton Global Closes Trio of Land Sales Across Texas

Arizona-based real estate investment and land asset management company Walton Global has closed on three land sales in Austin, San Antonio and Dallas-Fort Worth, respectively. The transactions represent more than 930 acres of residential development across Texas.

Prioritizing Texas as a major U.S. growth area, Walton Global works with homebuilders to identify plots of land across the country to support the continually rising demand. Globally, a total of $2.5 billion has been distributed to investors located in 87 countries.

The latest sales include the following.

  • Caldwell Ranch in the Austin-San Antonio metropolitan statistical area: These 817.3 acres of land sold to Waterstone Land Partners Ltd. are for single-family residential purposes that will ultimately deliver 2,000-plus homes.
  • Cotton Gateway in San Marcos: Stafford Development bought 88 acres within a larger 510-acre master plan. The land will be turned into a utility lot to service nearby residential and commercial developments.
  • Rock Creek Ranch West in Tarrant County: Part of a larger 1,756-acre master plan, the 27.3-acre land sale was finalized in mid-December and “opens the door for future community enhancements and commercial and residential opportunities,” stated Walton Global.

Caldwell Ranch

As part of the larger Caldwell Valley Master Plan and according to Walton Global, Caldwell Ranch promotes walkability and accessibility to surrounding schools and retail offerings. Caldwell Ranch also benefits from proximity to Interstate 35 and State Highway 130, which offers additional north-south connection between Austin and San Antonio. Additionally, the property experiences frontage on State Highway 21, providing ample opportunity to incorporate retail and commercial elements.

“Austin remains one of the fastest growing regions in the country and over the past few years, there has been a shift in residents seeking housing offerings just outside of the city,” said Rob Nixon, senior vice president, real estate for Walton Global in the Central Region and Canada. “We’re confident that Waterstone Land Partners will develop an exceptional community that provides much-needed inventory to sustain this migration pattern.”

Cotton Gateway 

Walton Global said Cotton Gateway is strategically positioned less than 25 miles south of Austin and approximately four miles east of I-35. The property fronts State Hwy 21, linking I-35 to the State Hwy 130 Tollway. The addition of the planned Yarrington Road extension will enhance connectivity, adding links between I-35 and State Highway 120.

“Cotton Gateway’s sale to Stafford Development is critical for the region’s future development. Its location near major transportation developments supports Central Texas’ broader growth objectives that will contribute to local economic activity,” said Nixon.

According to the company, the extensive master plan will eventually include finished lots, integrated road networks and more for multifaceted development. The planned developments at Cotton Gateway are expected to stimulate local economic growth and meet the escalating demand for industrial, commercial, and residential space in the San Marcos area.

Walton Global reported selling nearly 140 acres within Cotton Gateway in May of this year.

Rock Creek Ranch West

Part of a larger master plan, Rock Creek Ranch West is located along 1.7 miles of Chisholm Trail Parkway. This $1.4 billion toll road is a vital artery connecting Fort Worth to Cleburne and increasing regional connectivity, according to Walton Global.

“We firmly believe the prospects of Rock Creek Ranch West will pave the way for top-tier living spaces in a highly accessible location due to its proximity to the existing and expanding Tarleton State University, Fort Worth Campus, and Chisholm Trail Parkway,” added Nixon.

Approximately 19 miles southwest of downtown Fort Worth, the property is positioned for substantial development within the booming North Texas corridor. Rock Creek Ranch West is set to host 600+ multifamily units catering to dynamic family living. Features of this development include specialized community-oriented designs with plans for residential housing, schools, parks, and commercial and office spaces.
