Baker Tilly REI Expands Student Housing Portfolio With Acquisition Near Mizzou

Baker Tilly REI announced the acquisition of The Quarters Columbia, a Class A student housing community located just 1.5 miles from the University of Missouri, or Mizzou. Baker Tilly said the property – acquired from The Tailwind Group – represents a strategic addition to its growing portfolio of purpose-built student housing assets. Financial details of the transaction were not disclosed.

Baker Tilly REI is an adviser and real estate investment consultant for real estate investment funds, private equity real estate, real estate investment trust, institutional investors, family offices, endowments, and foundations.

The asset is part of Baker Tilly’s BT Columbia Student Housing DST, which launched this month. The Delaware statutory trust seeks to raise $26.1 million from accredited investors with a minimum investment of $100,000.

According to Baker Tilly REI, the Columbia, Mo., acquisition aligns with the company’s broader strategy to invest in purpose-built housing near top-tier universities in growth markets.

Originally built in 2003 and renovated in 2022, The Quarters Columbia comprises 260 fully furnished units available in one-, two-, three-, and four-bedroom layouts. Each bedroom includes a private bathroom, and each unit features stainless steel appliances, quartz countertops, wood-style flooring, in-unit washers and dryers, and ample storage space.

“This acquisition underscores Baker Tilly’s commitment to investing in high-quality student housing located in thriving, high-demand markets,” said Nick Rhode, vice president of acquisitions at Baker Tilly REI. “With Mizzou experiencing record freshman enrollment and 98% occupancy in off-campus housing, Columbia emerged as an ideal location for our next investment.”

The Quarters Columbia offers an array of amenities tailored to student lifestyles. Residents have access to private and group study spaces, a 24-hour fitness center, an indoor basketball court, a sauna, a social lounge with TVs and a kitchen, and a resort-style pool with lounge seating and a hot tub. A private shuttle service provides convenient transportation to and from the Mizzou campus every 30 minutes.

The Tailwind Group will continue to oversee property management.
