Bluerock’s Total Income+ Real Estate Fund Reports $500 Million AUM

Bluerock’s Total Income+ Real Estate Fund (Tickers: TIPRX, TIPPX, TIPWX), a closed end interval fund, has exceeded $500 million in assets under management.

The fund invests the majority of its assets in a portfolio of institutional private equity real estate securities (iPERE) that includes Blackstone, Morgan Stanley, Principal, Clarion Partners, J.P. Morgan, and Prudential, among others.

TI+ closed the quarter as of September 30, 2016, with an inception-to-date, annualized total return of 8.57 percent (class A shares, excluding sales load) and an inception-to-date, annualized total return of 6.95 percent (class A shares, with load). The fund’s one-year, annualized total return as of September 30, 2016 was 7.51 percent (class A shares, excluding sales load) and 1.31 percent (class A shares, with load). The maximum sales charge for class A shares is 5.75 percent.

The company noted that since its inception four years ago, TI+ has generated risk adjusted returns that are four to five times higher than leading stock, REIT, and bond market indexes, with approximately 85 percent less volatility than the S&P 500 index and the MSCI US REIT Index. The fund has issued 15 consecutive quarterly distributions at an annualized rate of 5.25 percent, a significant part of which has been tax deferred.

The Total Income+ Real Estate Fund has made investments into underlying securities that include more than $134 billion in real estate assets, comprising more than 2,300 properties across the US with a combined average occupancy of 93 percent and a 26 percent weighted average leverage ratio. The fund has an exclusive partnership with Mercer Investment Management, an advisor to endowments, pension funds, sovereign wealth funds and family offices.
